I. RULES AS TO ENVIRONMENTAL ISSUES
A. LOCAL LAW 38 (NEW YORK CITY)
I. COMPLIANCE BY UNIT OWNER AS TO TENANTS IN SUBJECT APARTMENT (JANUARY 1-16 EACH YEAR) WITH A NOTICE TO INQUIRE WHETHER A CHILD UNDER 6 YEARS OF AGE RESIDES IN THE APARTMENT.
II. CONDITIONS IN APARTMENTS OF PEELING PAINT AND LEAD HAZARDS, BINDING DOORS AND WINDOWS AND DEFECTIVE CONDITIONS
III. ON THE SIGNING OF A LEASE, COMMENCEMENT OF OCCUPANT IF THERE IS NO LEASE, LEASE RENEWAL OR TRANSFER OF AN APARTMENT , THE OWNERS SHALL PROVIDE THE OCCUPANCY WITH A NOTICE TO INQUIRE IF A CHILD UNDER 6 WILL RESIDE IN THE APARTMENT
IV. IF CHILD UNDER 6 RESIDES IN THE APARTMENT, THE APARTMENT MUST BE INSPECTED ANNUALLY.
B. FEDERAL DISCLOSURE
I. IN HOUSING BUILT BEFORE 1978 THE OWNER OR LESSOR MUST DISCLOSE PRESENCE OF KNOWN LEAD PAINT HAZARDS AND PROVIDE RECORDS, REPORTS AND VIOLATIONS, IF ANY.

II. A POLICY SHOULD BE ADOPTED TO NOTIFY UNIT OWNERS OF LEAD HAZARDS AND FOLLOW UP WITH REPAIRS AND ABATEMENT OF NECESSARY
